I've been living in a condo with my wife for a little over 2 years and we have been trying our best to maintain and care for the unit, and always pay rent on time. However, recently, the landlord's agent made an inadvertent visit to our condo and asked us to clean up the carpet by deep cleaning. We agreed that the carpet was dirty and we hired a cleaning service professional to do a deep cleaning, and it cost us more than $200. In the week that followed, the agent did an inspection in our entire unit (2bed 2bath), but she is still not happy with the general cleanness, especially the carpet.

She suggested we buy service from the cleaning service that has contract with them, and wants to do another inspection two weeks from today. I was okay with her first inspection, but I am getting a little bit irritated by another inspection, which I think is intrusive to our privacy. I don't even think the general cleanness has anything to do with her as a landlord agent given that we do not cause any damage to the property in the past 2.5 years.

So I am just wondering if I can refuse her second inspection, and is it okay not to do another deep cleaning? Deep cleaning is just such a hassle to us. By the way, we are in California, if this helps you answer my questions. Thanks a lot!

You should read CA landlord tenant laws which are probably linked in the first "sticky" on this forum page. Whether or not they address this issue I don't know but in my opinion the agent is overstepping the bounds. There's a good reason why you pay a security deposit and simply because your cleaning efforts don't meet with the agent's approval, as long as you're not creating health or maintenance issues which have resulted in complaints from other tenants, her position is not to monitor your daily cleaning schedule.

In order to cover yourself if problems should arise in the future, take dated photographs of the cleaned carpet and the unit in general and, of course, keep your receipt for the deep cleaning.

When you've read your state landlord tenant laws I would, if all else is equal, politely write to the agent and advise her that you have as requested had the carpet deep cleaned and if she has other issues about general cleanliness you would appreciate it if she would kindly address them in writing which you'll be happy to read. Tell her you'd be more than happy to the hire the cleaning service as long as she pays the bill Sounds like someone is getting a kickback for finding new clients.

Your carpet is at least 2.5 yrs old..don't know what grade it is, but if you had a service come out and they still aren't happy, maybe they should replace the carpet?
