We are trying to sell our house and it occured to me I lost my job is someone going to give me a hard time if I am on unemployement and get a check and can prove I have funds to cover the entire cost of the lease?

I really want to know because its almost a scam how much they charge for a background check. One place wanted $80 for my wife and I. You do that a few times and that's quite a chunk of change when you are unemployed.

I was hoping to rent from a private owner show them I have a 720+ FICO, with UI guranteed, and cash in the bank.

Income is income. As long as your benefits are good for the term of the lease, I would have no problem with the fact that it's unemployment.

There are a few services such as SmartMove where the credit and criminal background files only cost $25. You can set up a file and then allow landlords access. As a landlord, I use this and another service. My applicant pays the fee (I don't charge any addtl app fee). Padmapper has a similar service. You pay one time and if you are interested in a posting thru them, landlords can access your file at no charge with your permission. Sure saves on app fees and gets landlords the info they need.

Verify your identity and provide the landlord with a leasing recommendation, credit report and criminal history. They don't see personal identifying information such as Social Security number or bank account numbers.

Most private landlords will perform a credit check. They typically won't allow you to show a print out of your credit report because there is a risk that it was modified. (See other recent post where tenant doctored the credit report and now are getting evicted for non-payment). Some small landlords might not charge much for the credit report. Some might not charge a fee at all.

Try to apply to 1 or 2 places so you won't have a bunch of fees.
