Probably not. Are you on a lease or month-to-month?

Almost a certainty not, but not really possible to tell with no details given. So the answer is "possibly but not probable ."

You don't need a 'lawful' reason to terminate your lease. Read your lease regarding early termination and go from there. (if you're the tenant that is)

If your the landlord, probably not.

You mean

I don’t like my landlord
Or
I don’t like my tenant

I want to end the lease

No you can’t end a lease because you don’t like each other

You have a contract and the lease termination clause of your contract will dictate the process. You can end a lease for any legal (non-discriminatory) reason or no reason. Simply have to follow the terms of the lease as far as what happens when the lease is terminated. Better to just let the lease period play out and not renew.
