You don't need a 'lawful' reason to terminate your lease. Read your lease regarding early termination and go from there. (if you're the tenant that is)

You have a contract and the lease termination clause of your contract will dictate the process. You can end a lease for any legal (non-discriminatory) reason or no reason. Simply have to follow the terms of the lease as far as what happens when the lease is terminated. Better to just let the lease period play out and not renew.
