Mold test could be costly but a pest inspection would be cheap. Call some pest places and find out if home was treated before and if landlord knew and didnt tell you. That may get you out of lease and i would just MOVE not worth your health and the hassle

For seeing a doctor, get a list of internal med and family docs who take your insurance, from your insurance, and start calling around for an intake appt. I'm assuming you have a pediatrician for the kids already?

Certainly, you could have broken the lease as soon as you became aware of the infestations. But now, you've taken care of it. If there aren't rats anymore, nothing needs to be done. The roaches - you should be able to get your LL to get in an exterminator on a regular basis. As for the filters being changed, that's now on you, since you've been living there for 4 months already.

You should go into the attic and throw out everything that's up there. Notify LL that it's providing a nesting site for rats, and that he has ten days to empty the attic, or you will. And then do it.

And yes, I do recommend that you call in the health department for an inspection.

Plan that you will only be there for the one year. Start looking for a new place.
