Scene: Renting room out in my home. (Renting to the son of a good friend of mine). The son
is out of town doing some work so is not physically in the room. However, he has access to the home
with the keys, he has left his clothes, computer and all belongings. Including his dog. (The dog is
okey, as I have another dog and they are good company for each other).

The rental is about $500 per month. So, while he is out of town should the rent remain the same?
after all he can come in and out at any time. I know i stay in a hotel in Los Angeles and was out of
the room for several days but i had the key, left my clothes, etc. The hotel still charged me for the room.
As far as they were concerned, I was checked in. So, as far as he is concerned, he is also checked in.

So, any opinions on this.? I;'d appreciate.

Look he still has all his belongings including dog in the room. Yes I think he should still be charged the weekly raye until he moves all his belongings out. You bet!

Yes , he still pays rent until such time that he terminates the agreement and clears out his stuff .

Of course. When you rent an apartment, your landlord doesn't prorate the days you spend the night with the gf.

Rent continues until he removes all of his belongings and returns the keys.

Incidentally, I'd charge him for taking care of his dog while he is gone, unless you have an arrangement that he will take care of your dog when you are out of town.

Does your mortgage stop if you go on a 2 week business trip? No, it doesn't. His rent does not stop because he is still occupying the room.

he's still a tenant until he terminates his tenancy and hands over keys. If he stops paying rent then you evict him. then his belongings go bye-bye per state law on that issue...held for X days per law, etc.

sounds like he wants you to be a free storage facility and free dog sitter because his parents know you. it doesn't work this way. Unless you are feeling really nice and want to give him a discount for not being there. Normal rentals dont do this. Maybe he wants special care because you know his parents.

This is why it's not wise to rent to friends or family...or friends of family...or to family of friends. Somehow you become the mean landlord and the poor renter becomes the victim.

Rent by the month....It doesn't change. He pays you the 500, no matter how many days he is working elsewhere.
If he isn't there, it isn't your business really (except that you are watching his dog).....long as his rent is paid.

I hope you don't have any real issues w/ this friend...You seem very inexperienced. He does sound like he trusts you w/ his fog, so likely things will be fine.

Why is this even a question? If your roommate brought it up...I would believe that he is trying to take advantage of you by paying you less when he's not there.

When you are renting a house, apartment, or just a room...you pay the FULL agreed on amount whether you are physically there or not. If you are never there and simply use the room as a storage unit...you STILL pay the full agreed upon amount.

If he choses to be gone...that is his choice and you do not take a hit financially because of his choice.

It's really rather simple.
