I believe here it's first and 1 and half month's is the max for security. But again I never seen last month's required upfront. When I saw it mentioned in another thread it was something surprising and wondered if it was common in other areas as I never seen it in FL or NC. (Where I rented)
OP if you paid first last and security deposit you o not need to pay last month rent. Just make sure you give the 30 day notice at the right time or you could be held for additional rent
Some and lords try to squeeze every penny out of someone. I've never felt that was necessary. But then I screen my renters and actually take care of my properties
Yeah, in looking at the different state's laws, some states allow anything. The two states I lived in where I had vague memories of being asked for 1st, last and deposit were WA and TN, and looking at the laws, it's allowed there. So, just depends where you live.
Of course, even in CA a LL can charge you first months and then a total of 2 months deposit for unfurnished apt, 3 months for furnished, so it kind of amounts to the same ripoff, I suppose. Though, you don't get to use the security deposit for last month's rent here.
Regardless whether the landlord collects a security deposit of 1x or 2x the amount of rent, that has nothing to do with a landlord collecting a first, last (rent), plus security which is very clear in the OP.
If you have already paid first, last, and security, then you obviously do not have to pay the last month's rent since you already paid it UPFRONT. It is very common in many of the east coast states - or at least it WAS back when I was a renter. It's also the norm in areas where there's a large population of college kids renting off-campus.
Fls was common where I came from. Its still common enough that if its in an ad or on a sign you don't have to spell it out. Its just FLS and everyone knows what it means.
