And your experiences spanning many years are valid. I was a landlord in a private home for over a decade and, at the same time, was employed by a company who controlled multiple retail units and with whose lease agreements I was very much involved. The criticism to poster Koala is in my opinion both of merit and viable.
To me the funniest part and at the same time the saddest is when tenants are so convinced of them being right and what the law is and telling us what the law is...I always have the tenant/landlord law as a PDF on my comp. and have often asked for tenants to point it out and we will grant it....we are still waiting!

I have never found a suitable tenant through a real estate agent. I think that people who know that they will have a problem renting tend to be the ones who use agents.
I too have had people without income or even income earning potential apply to rent some of my units. I actually had a person staple their eviction notice to their application to show me how much they needed the house they wanted to rent! I have run credit reports and found out that every item on the application - including name, SS#, former address and employer was false. (why do they give me the money for the credit report when they have done that?) I've found multiple felonies on credit reports of people who look and act like they belong in the church choir. Although I have always thought I was a pretty good judge of character, I've learned never to trust myself or my first impressions when it comes to potential tenants. Any landlord who does not run a credit check is setting themselves up for disaster.
Yesterday a tenant moved out at night but we were aware of it since his ex who is also on the lease informed us.
They didn't pay this month rent and we immediately checked into it and learned the couple broke up and she moved out a few days ago and thought he would pay the rent. She paid the bills and thought therefore she would no longer be responsible. The female will pay her part towards the lease break fee we have and he claimed to pay but according to her it is not the first time he moved out at night.
At least the property is left in a very decent way and we have security deposit, last month rent and we can avoid an eviction and this is one of the best times of the year to rent it out. The owners are happy we followed up so fast and we already have inquiries and appointments set up for showings.
Tenants like this will not have a judgment or eviction since they know to move out so fast and move to another city as this one went to Jacksonville.
Not everything can be known even though we run background checks in all cases.
If someone says they have good enough credit, above 600, for example, and you run their report and get a 550 score, they may not have lied. Depending on the bureau and time the credit report is run, scores can vary by a lot.
I've run my score on tansunion and gotten a score around 840. But then run it a couple months later and it is 725. That could be because of things like changes in credit card balances. Also, myfico scores are often 100 points lower than the scores from individual bureaus. I could say I have an 850 score, then landlord pulls a 750 from another bureau and think I lied.
So if you want to know if an applicant is lying, you need to ask specifics, like what is the score number, what bureau and when did you run the report.
The renting forum is also for landlords. It is not limited to tenant use. Landlords get to make recommendations to other landlords about how to be a landlord.
