I am afraid to ask what games they usually play. I would think a 30 day notice is legally all you need to evict a tenant?
Uh, no? Seriously, lawyer up because you obviously can't handle this on your own. We've told you it takes more than a 30 days notice and you still think that???

Relying on what you "believe" has already resulted in your parents making huge mistakes from the very beginning. If you're all able to extricate yourselves from this mess you seriously need to take the advice already offered on this thread and do NOT rent out this property again until you are as knowledgeable as possible about your responsibilities as landlords. This is not a game for amateurs. Good luck.

You are absolutely right, they will not do this again without knowing the laws etc..
She did get the notice on the front step this morning as she was leaving for work. She has not said anything, I think she was expecting it. My parents also keep telling her she needs to sign a rental agreement from the beginning, but seems to never want to come over and sign it. They told her yesterday and she made an excuses she was tired from moving over the weekend and work.
Normally if they did not pay the rent you would be able to give them a 3 or 5 day notice to pay or quit (get out). I don't know why this situation would be any different. Read up on the California laws in the first sticky thread at the top of this forum. If you want them as a tenant, I would serve them with the written lease (or month to month rental agreement), and demand that they sign it, and pay the rent and deposit within 3 days or get out. If they do not, then start eviction proceedings.
