Hello all. So I am on the hunt for a rental house and found one that has ridiculous stipends.4723 N 83Rd Dr, Phoenix, AZ 85037 - Home for Rent - realtor.com®

So, basically the owner wants the tenants to fork over the first $60 of each repair to the house after 30 days of move-in. I live in AZ. I'm thinking, that state law trumps the owners demands. Would I be wrong about that?

Never heard of anything like that. Sounds like a bad sign, i would keep looking.

This sounds ridiculous, but I can understand.

Once you've paid a couple of hundred to get a repair-man in, because its two days before thanksgivings and the oven crapped out... only to learn that the tenant simply flipped the internal switch to OFF while they were cleaning.

Or, they tell you that there is a problem with the electric, and the wall where the light switch is on feels dangerously warm... because the tenant put up a 1200watt chandelier replacing a 120watt fixture...

I do something similar, but advertised much better. If anything goes wrong, and its due to tenants fault, they pay for repairs in full. If its a legitimate failure, then I pay for it.

Also, I guarantee that this landlord uses a home-warranty service, and the service call deductible is $60.

I don't see it as being particularly ridiculous but f you don't like the terms then don't apply for the property. Is there anything in AZ landlord tenant law which prohibits such a lease clause? You'll find those state laws linked in the first "sticky" on this forum, so take a look but I doubt you'll find anything relevant.

Makes me think of moving to AZ - if you can find even a halfway decent little studio for that price where I live you'd leap all over it!

hummmm....that's interesting. I guess its a way for the LL to strongly encourage the tenant to troubleshoot before demanding repair. But, I think its a really, really bad policy because this could result in very necessary repairs not getting reported. Don't know about the legality.....

I just do the if it's your fault then you pay if it's my fault then I pay. So if your kid flushes a roll of tpdown and clogs the drain then you pay for it. If the line is broken and causes the clog it's my issues.

Oh I know, here in Phoenix we are fairly lucky to have affordable rent. But it does trail low wages. That particular house I found but not considering at all. Just thought I would share.

My LL in vegas charged $100 for maintance issues. Toilet running, electrical plug not working, closet door broken, insulation ripping off on doors and windows, clogged drains and so on.

They would only step in for big repairs and even those they tried to fix themselves 2-3 times before they would call a professional.

It's not an uncommon lease clause and it does not violate Arizona state law.

IMO your house your problems. Unless I specifically caused the problem I shouldn't pay for your place to be repaired.
