We get a notice roughly 70 days before our lease expires reminding us of the expiration date and asking us of our intentions. We have to give notice (staying or going) at the 60 day mark so it's not unusual for them to contact you early. That doesn't meant we have to sign the lease on the 60 day mark, but must let them of our intentions (in writing on that day) and we can sign the new lease right up to the day the old one expires.

Quite frankly, in your case it's not too early, but right on time.

Don't assume your 6 mth renewal is going to be at the same rental rate that you're paying now, many leases under 12 mths come with a higher rate. Call the landlord, tell them what you'd like to do and ask if it's possible. (they may not want to renew for 6 mths)

I also give notice 70 days ahead, with the required response back in 10 days, to comply with the 60 day notice per the lease.
After the first year I offer my tenants a choice between another year lease or month-2-month, the m2m rate is higher than the 12-month rate.

So, I suggest you phone the rental office and let them know you either want a 6 month or a m2m and see what they say.

Thanks for the responses everyone. Just for clarification, I'll have been here 2 years when my lease is up. They had previously said they do allow 6 month leases, so that shouldn't be a problem. I'm going to be moving in June, so thats 1 month shy of 6 months... if they won't allow me to only extend through June, I'll sign a 6 month no problem(my relocation package pays up to 3 month early lease termination).

Primarily, I'm just glad to hear that landlords requesting notice two months early isn't all that unusual. This company is so shady its stupid.

Four months in advance! Seems a little excessive to me.
