We live in a small town, she gave me his name (not extremely common one), I checked online, found where he works, called his office. His cell is on the auto, so he is probably out of country.

Let's see:

1 really bad work reference

1 unenthusiastic work reference of a very short time frame and it sounds suspiciously like she won't be there very long.

no landlord reference at all

not enough income

criminal record unknown

eviction record unknown.

This could be a real learning experience for you. Or, you could take my word for it that it is cheaper to have a unit sit empty than it is to put a bad tenant in there.

So you're saying no one in the landlord's office can give a rental reference or verification? Something isn't right. You don't go on vacation and make a business stop until you get back. Well, not a property business.

Pass on this one and get a better applicant. I think you already know you should.

- It was not his rental office. He probably doesn't have one. It's his appraiser's office.
