Problem with landlord and manager (CA) (California, clean, fix, advance)

I am in California. I have the same problem, but the back yard that I rent without sharing with other tenant.

My backyard has a gate. I always tide to close the gate with unlock pad, but every time my family members went out, the gate was left opened when we are home. My landlord and manager never notified me of anything need to enter the gate to fix in advance.

In the past the manager was sound like she could enter any unit without needing to notify any tenant. The backyard was/is always clean and took care by us, not the landlord or the gardener.

I only concern if the gate left opened and someone got in and would try something else to steal our stuff and I did not even know who entered our backyard during the time we were not at home. This is very sad; now I plan to set up video in order to take further step to a better solution about this kind of problem. Any inputs. Thanks.
