In my apartment complex I noticed that one of the 3 washing machines in the shared area is not working properly. The washing machines are leased by the apartment owners and a third party is responsible for repairs/maintenance.
I texted the apartment manager to let him know that the machine needs to be repaired. He replied and said that I had to contact the third party myself and arrange for them to repair the machine.
Shouldn’t the apartment manager be the one to contact withthe third party? I’ve rented for 9 years in California in other building where the washing machine issues were taken care of; I’ve never had to deal with this kind of stuff before.
Ask for contact information for the machine leasing company and call them. That would have taken you less time and effort than typing out your complaint in C-D.
CA law doesn't require landlords to provide washing machines. So, you'd have to sue for breach of contract in small claims court - if - your lease says they will provide three working washing machines, and that they will handled calling the washer repair people.
And to successfully win, you'd have to show in court, that you actually suffered losses due to the breach.
If the leases states that the machines will be provided by the landlord you need to check CA laws. Most of the items below are regarding habitability issues so you may not actually have a claim, specially if 2 of the 3 units are working.

What's the law regarding things like this?
So schedule the repair and be sure the billing goes to the LL, pretty simple. No stress, no mess.

When ours break down we call the 800# on the machine give the problem & machine # IF we lost money thell how much checks in mail next day. NOT a big deal.

I called the number, it's free of charge since the machines are leased. My apartment manager has been the manager for the last 3 months, before that I had a different manager and she always took car of things. My current manager is a lazy SOB.
