Is there a website or agency landlords use to see if prospective tenants have been taken to court by previous landlords?
I have looked at the local housing court websites. But I am interested in knowing there are any independent websites or agencies that help out Landlords with that kind of info?
You might be able to just Google their name and see if it shows up in recorded public records documents. Around here you can see those names in the local paper in the public records. Shows as "restitution of premises" in an eviction.
Most LLs generally use a 3rd party system when running your credit check, which usually includes an eviction and criminal background report.
So, yes, they can see if you've been taken to court for eviction; any other public records would also show up in the criminal check portion.
As far as I know, there is not. You might be able to find convictions, judgements, and court orders on line, but not necessarily every time a person was taken to court.
The only way that I know of is to go to the court recorder and call for files in that person's name and then you can see if anything was ever filed against them, no matter what the outcome was.
It's not unusual for people to settle out of court, or for a tenant who is being evicted to move out before the court date. Those cases will not make it into any national, or easily accessible, data base.
