Tenant asked for bug extermination and is now refusing entry. What do I do now?

Did you hire a pest control service? Can the outside be treated is it an SFR? If so have them treat the outside, get a receipt and make sure the pest control service notes that entry was denied and therefore the inside of the property couldn't be treated. If its an apartment or condo then get a letter from the company stating they were refused entry.

Find out why the tenants denied them entry. It could be that tenant was home alone and afraid, or sick, or kids were sick. Did tenants know exterminator was coming that day?

My leases state tenant must allow reasonable access for repairmen. I would take that to be 3 day notice and during business hours. Same as routine inspection.

Or tell her if she won't open the door then please bring the bugs outside.

Normally 24 hr notice is sufficient time to give notice. Some states may have longer notice times.. Nice you notify they can't stop you. Now if they are suck and contagious its a different story. Did OP find out why entry was denied? Personally I can't imagine why you wouldn't want a ll to come in and do repairs

Write them a letter saying they must allow you in to do pest control, as this is a habitability issue. Then name the day and time you will be entering. Also tell them that if they deny entry, that you will serve them with a 3 day notice to comply or move, that a pest infestation is serious and you can't legally let it go.

I would assume there is something in your contract that says something about pest control, or allowing you in to do maintenance. If so, and they deny you entry, then it's a lease violation and you can serve the 3 day notice to comply or move.

Especially if it's bedbugs. If you don't treat immediately, it can cost you thousands.
