Even though we are first time landlords, working for an attorney has its perks. The attorney made modifications to the lease, we live within 30 minutes, a good friend drives by every day, and I manage a couple rentals for my boss, so we are not uninformed.
The lease was written to protect me, have the tenants do repairs and maintain the yard. The house is always clean as the relative enjoys cleaning for a hobby. I just feel that they are hard on the home and don't treat it as their own (which we did when we were renting). I will be so happy when the lease is up, and changes are made.

when they brought in the dog, they broke the lease (contract) and you may have grounds to make the lease invalid. Check the law in your state to see if its true in case they cause you trouble and you want them out. this may be the legal breaking point.
