In the event we go with the 2 months rent forfeiture option on our lease renewal-

Does the law state that you are still eligible for return of your deposits after paying the two months rental fee?

If the rental place is completely clean/undamaged and you already are paid for the days of occupancy plus the 2 months rent upfront, then yes.

One has nothing to do with the other so the answer is "yes".

Yes since security deposit is what the law describes it at which is not for rent or lease break fee.

It even seems that it is illegal to make a non refundable security deposit although it can be used as holding money until move in day. Even if tenants sign a lease making the security deposit non-refundable it is not allowed by law and a judge will rule against it.

Yes your deposit is designed to pay for damages or unpaid fines/fees etc. It's separate from the monthly rent payment
