A clause which addresses such issues is usually standard in all residential leases. That point has already been made. Any amendments or alterations to an existing lease can only be made with the consent of all parties. If this is an issue which is directly of concern to you then I suggest you seek legal counsel.

Everyone in the 'hood knows Johnny is a 'banger and a thug, but when Johnny goes 'banging, his criminal activities are off limits to the landlord, so the lease language is useless because you can't prove what Johnny did because you don't have access to the facts.
