I need to buy a new refrigerator for my rental house and was wondering what would you guys suggest in terms of what brand? (GE, frigidair, hotpoint, samsung, etc) Needs to have ice maker as well and needs to be a fridge with freezer on top, 2 door fridge, not anything fancy like those fridges that are side by side and etc.
Cheapest one I could find was a Hotpoint one on home depots website but I just wanted to get your opinions if hotpoint is bad or good or what brand you would recommend. Thanks!
Whatever you do, don't buy Samsung or LG appliances. (Samsung is fine for electronics) Stick with the major brands which have service companies in your area that do warranty work. GE, WP, Frigidaire. Are you sure it needs an icemaker? Well, if you must! But be sure it's hooked up by a knowledgeable person, NOT the delivery bozos from Lowe's or what ever.
I manage almost 200 rental units and buy, and order service calls, for appliances all the time.
Many lower ender refrigerators are the same rebranded stuff which even share the same replacement parts. For just one refrigerator, you might consider an extended warranty and completely understand what is covered by it. Also in my area, smaller appliance stores are sometimes cheaper, easier to work with, and do the service themselves.
For my rentals with fridge included. I prefer to use Sears Kenmore 18 cu. ft top freezer. I don't like to include ice maker so I pay around $300-$350 each. I think ice maker option add another $120. Fridge is on the louder side but I am not doing high end rentals. They have been holding up so far. I have two that are around 4 years. The price seems to go up higher each year. I remember when I first purchase this particular model, it was $282.
Does your lease describe this as an obligation on your part?
If it's not, forget it. Ice makers are notorious for breaking down or getting damaged and most landlords won't provide them in rental units. Most of my refrigerators/deep freezers in the past several years have been Whirpool or Frigidaire but as long as you stay with a name brand for which parts and service are readily available in your area I don't think it's a big deal. DO be sure to get a rated energy efficient model.
