Have you ever read, or signed, an annual lease? Do you have any idea how the renting process works? Based on your post above, I'm going to say no. I still say you're living in mom's basement and holding out for 'middle management'.
The facts are the ONLY things that matter. The facts are the ONLY thing the judge is going to look at. The facts are the ONLY way the OP is going to be granted an eviction.
You do realize that not every annual lease is renewed...sometimes they are allowed to go month to month, sometimes the landlord refuses renewal, sometimes the tenant decides not to renew and moves.
I'd like to know how you expect a landlord, at the beginning of a annual lease, to decide whether or not he'll renew at the end of the term. A lot can happen in 12 mths.....
