Wow apartments sure are cheap there. People in my area are asking more to rent out a room in their home.

Not enough information! You live there go check them both out. Weigh the pros & cons. 1 sounds like its in a complex the other pvt owned home.... you may want to check out the LL on this one!

Personally, I'd take the second one. It's hard living in a duplex. It's like you have roommates you can't choose. And sharing a yard s*cks. Plus, they accept pets on approval - which means you'd be sharing the yard with your "roommates's" dogs, and their friends and their barbecues..... Which could all be great if they are perfect people. Odds are they won't be, from my experience. Or at least won't be a perfect match for your own lifestyle.

With the apartment, you can still use the grounds, but they're shared by everyone and the complex deals with all of the maintenance of the yard. And normally in an apartment complex, the manager will deal with noisy tenants, etc. With the duplex, you probably have a private landlord who may or may not deal with problem tenants.

And in an apartment complex, even if you have bad feelings with one of your neighbors, it's not as big of a deal, as when it's the only other tenant who lives in your home.

I've lived in both, and I would not rent a duplex again.
