Hello all! So my wife and I are expecting our first child on July 20th. I forgot to let my PM know of her getting pregnant. We live in AZ. I looked at my lease and didn't see anything on it covering this. I was going to let my PM know earlier, but life happens. I was so swamped in work and just dealing with household stuff.
So, in AZ, can my PM raise the rent? Or take any action against us?
I would just call the landlord and say, "Hey, just wanted to let you know that there is going to be another occupant in the house! We're having a baby!"
Landlord will probably say congratulations and so on and so forth, but that should be it.
Rent should not be raised, nothing should be different in regards to your renting situation, but everything else in your life is about to be very different.

There is no action nor can your rent be raised because of a baby. I had two different tenants in two different rentals who had two kids while renting from me. Each time my wife brought baby gifts. And we were happy for them. It's a baby. The most they can do is throw up on the carpet
