always wondered if there was a service of people that helped find roommates?? how much would a broker cost if they did that?? what do they generally do if they dont do roommates.

Average cost is 10%-18% of the total annual rent. I've seen some brokers charge as much as 25%. Not sure if any deal with finding roommates. You would have to call and ask.

Brokers charge the equivalent of 1-2 months rent.

NY is a strange real estate market, where most apartments don't hit any type of MLS, but are exclusively listed through a broker. Each broker has a proprietary portfolio. The broker you work with will have access to some, but not all, apartments in a neighborhood.

Since apartments are generally not listed by owners via craigslist or any other advertising, it means that most apartments can only be rented by using the services of a broker.

I have never heard of a broker assisting with a roommate search, and I don't see why one would bother. The typical pattern of rentals in NY consists of a building owner contacting a broker with an apartment sometime during the week, the broker shows it to you on Friday or Saturday, you have 20 minutes to decide whether or not you want it. If you don't jump on it immediately, somebody else will get it by the end of the day.

Back in the day, I do recall some bogus POS company providing that but that was over a decade ago.

If you went through a realtor, prepare to pony up 1 months rent. In my honest opinion, easiest way to find a roommate would be through friends or CL.
