We've moved six times in the past twelve years (in between four deployments to Iraq) The longest we stayed in one place was 3 1/2 years. The shortest time was 11 months. We had no idea we would be at that duty station for only 11 months, and yes, we were given orders two WEEKS before we had to move.
Frankly, I think you're the a$$hole to try to make more money off military members.
Lol. I was renting to a military family. I charge the same month to month as I would in a year long lease military or not. Guess what? They knew exactly when they were leaving and did everything they could to leave the place rent ready. I had the place rented in a week. To another military family that was changing stations in fact the husband was his replacement. They were there for 2.5 years.

This happened to me once. I had a girl in the military break the lease maybe 4-5 months in because she had to change her duty station. For a normal tenant, I'd charge two months rent if they want to break the lease. She said...no there is a law that says you can't charge military people any penalties, and they can break the lease any time they want.
She obviously knew the law and knew before she signed the 12 month lease that she really wanted short term. It turns out she was right, but it was an a$$hole move on her part. Since I'm a small landlord, I can't afford to waste thousands of dollars as I did that time, and I could have been put in a real bind unexpectedly.
Also other poster, the reason I charge more for month to month, 3 month or 6 month leases is because it costs much more. Not only in lost rent, but in painting, cleaning and repairs between tenants. That is also why most people charge a fee to let someone out of the lease early. Hardly anyone offers month to month leases any more...and if they do...the rent is high. For good reason.
I seriously doubt she knew she was moving that quickly unless she was there on TDY (short temporary duty) they can't break the lease any time they want, they have to have orders to another place. Basically, they can break a lease any time the military wants them to move. They still have to give 30 days notice if possible.

I could certainly be wrong on this one, but I think that COULD get you sued. Maybe, maybe not, doesn't pass the smell test.
Sued or not, but I'm not leasing my house to anyone who I'm not comfortable with.
