So This lady offered me a room but she told me she would still be using it and she would have friends that would stay in there too while i stayed there. OBVIOUSLY not an ideal situation for me. SO i was wondering is there any way i could get a written document for when i move in ( somewhere else) stating that if my stuff gets touched by someone or broken there will be legal penalties??
If someone breaks your stuff you are covered by the law already and don't need anything further. When someone breaks something of yours it is called vandalism and you can sue them for damages, replacement of the item or the estimated value of the item.

Rent what you can afford on your own. This is a disaster just waiting to happen.
You protect your stuff by being careful when you select your roommate and then you buy good renters insurance.
If you choose to live in a flop house with a revolving door, you are taking your chances. With lots of people in and out, you won't be able to prove who broke or stole your stuff.

Why in the world would you even consider paying RENT to someone who will be allowing other guests to use your room in the first place?
