Yes, some of us are more caring of our own and another's property. I must say, it is different renting a private house with land that might allow for upgrades and living in an apartment. I think many discussions are in regards to apartment living.

I don't know how many renters feel they are "great" just due to paying rent on time.. being that it is their responsibility. I haven't seen that referred to here, but I think being a quiet, respectful tenant should be commendable in addition to properly maintaining a place.

Couldn't have said it better myself. I think of myself as a good tenant. After all, what makes a tenant a good tenant? One in which pays the rent on-time every time, one that keeps up the property (mows the lawn, cuts the tree limbs, takes care of the weeds and keeps the interior in great condition, i.e. no holes in the walls), one that abides by set restrictions and rules from both LL and HOA, and, one that notifies LL of needed repairs. Sadly, good tenants turn bad when said tenant does all that is required of him/her but the LL fails to perform repairs in a timely manner, or just flat out ignores the tenant.

Two times I had absolutely fantastic tenants. Both cases they decided to purchase a home. Wish they had stayed longer.
