Also, you could rent a room near where you work. The roommate thing seems to be easier to qualify for, because a lot of roommates just decide whether or not they like you and don't check on your rental history. However, a roommate reference is worthless as far as I am concerned. You'd have a place to live but still no landlord reference.

Thanks for the quick reply. I do not have 12,000 in the bank. As mentioned my income would allow me to have 12,000 by december (income + current savings = 12,000)

With regards to my questions, would management companies also accept an upfront payment of one year's rent or would I need to reach out to landlords directly?

Regardless, I like the idea of gennerating a landlord reference and will take that route over a roommate

I don't take prepaid rent of more than 30 days, and state law prohibits me from demanding anything like that. Some may some won't it depends on who you talk to.

I really have no idea what every other landlord would do. An offer of a year's rent up front would make you an automatic rejection for me.

The kind of people who pay a year in advance are involved in the drug trade, making porn, are undocumented or subletting to large numbers of undocumented, or have serious issues about their application ie: evictions, bankruptcies, felonies. I'm not going to take the time to sort it out, I just reject.

There is zero benefit to me to get the rent paid early. I still get the same amount of money but it becomes difficult to get the tenant out if they turn out to be really undesirable.

People who offer a big chunk of cash are hoping the landlord will lose his reason from having money waved in front of his face. But there is no benefit to the landlord at all, especially since only problem tenants try that.

I tell all my tenants when we sign a lease that if they make me get to the point that we go to court, they've handled things all wrong. When you get to court, everyone loses. And it shows up on your record for the rest of your life.

It is unfortunate that this was while you were still at home with your mother at the time, so you weren't really the one in charge. But it still shows on your record, as you were over 18 at the time, and I assume were named in the lease (most landlords require this for anyone over 18).

When you add that to no rental history of your own (your entire rental history consists of 1 landlord who had to take you to court before you paid him, whatever the reason, that looks really bad), AND have only been at your job a very short time, AND have collections on your credit report, you can see why landlords would be hesitant to take that risk.

Your best bet is a private owner who doesn't check credit or backgrounds, rather than a big property management company.

Most property management companies will not accept a year's rent in advance, for a variety of reasons. Many individual landlords will not either, as many states have laws prohibiting it.

Hey All,

Thanks for the replies! The insight is greatly appriciated. Also, thank you so much for the info regarding how upfront payments can look. I was not aware of this and will be careful in my wording if I present this as an option to possible landlords

With this information I'll look more toward private owners. In the interim, I'll take care of the collection accounts. I've also contacted a lawer and current landlord with the hopes of removing my name from the courtcase public record and or sealing the record

Anyway, Thanks again for everyones comments!!
If anyone has other sugguestions please let me know. I have a few more showings set for next week so I'm still going to make a few more attempts before I call it quits.
