I have another rental and no problem with rent or tenant for 3 years. This house I let my heart get in the way, it won't happen again . Business is business.

[quote=Electrician4you;42916985]Since they are threatening you to stay past the lease termination notice by verbally telling you their plans, I would get everything ready to evict. As long as you follow your proper procedure to terminate lease by giving correct notice you're clear. But follow the termination rules of your state to the letter. And don't accept any rent payment past the last month of that lease. As soon as they stay over the last day of their lease and do not surrender the property I would go the next day file your state required papers for unlawful detainer and proceed with eviction. I would most definitely not ignore and would engage the tenant. Don't call or confront them verbally or physically.

After some really nasty, threatening emails from them and another late rent payment they've had a change of heart. NOW they want to pay twice the rent and set up a rent-to-own because the "sh*thole" I'm renting out is all of a sudden their dream home. I have to fight to collect the rent now.

The real problem is they've admitted they'll never be able to rent through a realty or property management company. As somebody mentioned on this board I'm renting, not adopting.

My lawyer is ready to file for eviction the day after the end of the lease if they are still there. Yes, our state loves tenants.

In the meantime she told me keep the correspondence strictly to rent request/receipt. Not responding to the latest, ludicrous proposition is the toughest thing I've had to do in a long time.

Again thank you all for the different perspectives and advice.

What ticks me off is that these -dare I call them people?- have made it hard for real down & out people.

I was laid off at 55, at the time of the recession. I lost my house because I could not find a job at age 55. So, I then had a bad rep on my payment record. But, since it was the first and only house I bought, I had 30 years of good rental history.

I moved back in with family, in a small town that my mother grew up in, and managed to get an apartment in a senior building here. I'm not going to stay long, so far a year, May make it two, because I need a larger town and less winter.

The point is, those of us in my age bracket, who all of a sudden developed bad credit, have no idea how to even go about renting. It is only with the grace of God that I have been fortunate.

I hope you get rid of those scammers and are able to trust people again. There are a lot of us good ones out there yet.

I can imagine! I feel your pain. I'm a snarky heifer and I don't like to back down either.
