flood is not included in normal renters here.
"Flood" as in water damage caused by faulty pipes or back up IS covered, but It does not cover acts of God or nature or special condition.
Since this area is delacred a special zone it has its own set of stipulations attached to what is and is not "normal" water damage.

At this point we are just delfated and have lost all motivation to do anything with these people.
The lease is one a year, so we will be looking when the time is right for new arrangements here.
