People don't often move after only 1 year , but if they do and paid their rent on time and left the place the same way, they are a good tenant.

the comment could have resulted from concerns about fines from the village or HOA. Especially if he had been fined before. Some places are uptight about that.

Like most relationships you never really know until it is concluded.

I've had excellent tenants hit bad spells and recover.

Had mediocre tenant get their act together and some that seemed to always be needy.

One of my best tenants was a self supporting community college student that wanted to be a Doctor ever since her Mom died of cancer when my tenant was 13... her father had plenty of health issues and was on disability... so she really was on her own.

She was a no nonsense girl that worked up to 3 jobs... two on campus and did tutoring... either working, studying or in class.

She applied to every medical school and nothing panned out... then she hears from one halfway across the country telling her a space opened BUT she has 10 days to be there... that is move all her personal belongings half way across the country in her 17 year old Ford Escort.

I told her to get packing and had her full deposit ready for her... still hear from my "Doctor" friend every Christmas...

Good tenants are about actions and the best are ones that I hold in high regard due to integrity...

Another had just moved into my little two bedroom home... all new carpet... a bottle of bleach had a leak from the market and bleached a section of living room carpet at the entry... she voluntarily added $10 a month to her rent just so it would not be a problem... she has now been there 9 years.

If I had to call you more than a couple of times to let you know that you were neglecting the yard work, you'd better believe you'd be moving. If you don't want to take care of lawn, you belong in an apartment building, not a single family dwelling.

It costs a lot of money to get a yard back in shape after a tenant has let it get run down, so your time to neglect the yard is going to be rather short. I'd be perfectly happy to trade you in for a tenant who doesn't want to look like he is trailer trash living where he doesn't give a fig what the neighbor's think of him and has absolutely no pride in where he lives. You'd be welcome to move elsewhere and to let that landlord's yard go to ruin.

That story actually brought tears to my eyes. I love hearing stories like that! Good for her.

I rarely advertise and have a very low turnover rate... mostly new tenants come from referrals of past and present tenants.

Well comein from one state to another, it is hard to get into anything here. I came from a place were $$ talks and not your history or past or anything stupid. If you paid on time, you have a good friend for life and takes care of the property. I loved it, till my job move me to another state and that were i have issues. $$ talks a little but they want to know your whole life story ,were you from, who in your family, and jack up your rent every time the lease is renewed. Dont ask for anything or its a charge for inconvenience them. Were i am, EVERYBODY that owns property has a association, so they get together and figure out a "reasonable price" and jack it up later on. NO reason, just because we are in a high volume city, the demand is their. Turn over is crazy because price wars does happen.. If my current landlord will stop raising the prices, than i will stay were i am, but i have to move because its getting too much.. The point of my story is, keep your rent reasonable, get to know the tentant for who they are, not for their past.. or mistakes in life. WE all need a place to live and we carry cash. I get it, its your property and you only want big wig money spenders vs somebody living paycheck to paycheck so you price it so far out of range.. we have to live in cardboard boxes.. sorry ranting here.. ill step down of my box.

The big wig money spenders are often short timers... not what I would call ideal.

One of the properties I manage fits the big wig types... it is very nice in a gorgeous setting... it attracts professional executives with the last one being a Doctor.

Being new to the area they need a place while they get settled... 3 of the last 4 asked if the owner would consider selling... when the answer was no they all bought homes which they could have easily done the year before but they were not confidant they knew enough being new to the area.

I had a weird landlord 15 years ago that had a instant attitude if you called him about any maintenance issues

Easiest thing to have done in this situation?

To have let your LL know - through a quick text or phone call - that your mower was broken and you were taking care of the issue.
