You do understand that if you want to claim that exemption, you have to meet all THREE criteria, not just one. If you fail to provide a secure place to check the firearms, you have not satisfied the requirements to claim the exemption and thus you are violating the law if you try to enforce it.

I actually rented a townhouse where the lease said "no guns are allowed on the property". I did not own a gun at that time, and I wasn't citizen either. And it was in a very gun-unfriendly Massachusetts.

Not really. You don't know the contents of the safe unless the owner shows you, and fat chance that will happen.

Also, I don't keep any of my firearms in a safe and yet no landlord of mine would ever know they were there even if they were inside my townhouse.

Many, many people have a gun safe and do not even own a gun, or a gun in it. Gun safes are a great because they do not cost much and are large, the best bang for the buck.

I have a gun safe with no guns in it, I keep documents and valuables in it. Many people I know do this.

And if you (the Landlord) had a clause forbidding firearms in your lease and you saw a safe during your inspection would you demand the tenant open it in front of you? Sounds like fun.

No you can't. You agreed to rent the property and the LL disclosed the fact there are no weapons allowed before hand. So you made a decision to rent and abide by the lease.

I've never asked nor do I really care if the tenant has a gun

No. A gun safe by itself means nothing. It could be empty or full of documents, gold bars, porno movies, sex toys, rare books, dead body, or it could be Osama Bin Ladin's casket. You assume a gun safe has guns in it. But that's all it is.
