Hello everyone,

I live in Florida, and am currently living in the guest room of my roommates house. Currently my terms is for 8 months, but due to school issues I have to move out 2 months earlier. I was wondering how I go about leaving it earlier and what consequences might happen. I paid for the first and last month, no security deposit. Also I signed this agreement right here:

It says either party my cancel with given notice, so should I go to the owner and tell him that Im leaving in December?

Don't be specific about date just yet... just touch base and ask about the logistics.

And just i case the LL is a jerk do a bit of CYA and know you have a back up plan.
FL rentals prefer to bridge over the mid winter months and require 6 mo leases.
That makes finding a new tenant in mid Dec awkward at best.

What is the best way to tell him? I honestly don't want to pay for the 2 months I'm not there, I can barely afford tuition as is.

I suggest that you wait and give notice 30 days before leaving (or whatever notice period is required in your roommate agreement). If you give notice now, the roommate might turn around and give you notice right now because it will be a lot easier to replace you now than it will be in December.

So I should wait it off?

I still want to give him a heads up since Ill probably be paying for December but only staying for the first week to give him time to find other people.

If you end the agreement earlier, you may have to pay compensation and/or remaining rent until the end date in the agreement. You may avoid it, if you find another tenant, who can rent a property once you leave.
