Exact move in time (agreement, tenants, house, legally)

I have tenants leaving my house on Feb 1st but there's no agreement at to what time they have to be out by. So I assume that legally they have to be out by 11:59 PM on the 1st. But if they happen to officially move out earlier (3PM? 6PM?) then can I move back in once they're gone or do you think I have to wait until 12 midnight?

Once you get the key you can do what you want....

It is yours once the keys are returned. If they don't return keys and surrender possession, they have until midnight
