I share a garage with the tenant downstairs. We both have a garage door as its a 2 car garage but he locks his side and I do not. I was informed by the tenant downstairs that if I do not start locking my side hes going to lock me out. So he did. Is this legal? The landlord is on his side about this and it is NOT in the lease that I have to keep the garage door locked. Now my garbage can is sitting outside because he wont let us in the garage where my personal things are btw.

Having that garage door unlocked was a security risk. I don't blame him.
As long as the two parking spots share a common area I don't blame the landlord at all.
My legal analysis: (I'm an Internet lawyer. I got my law degree at C-D.) Tenant that locks garage door tells landlord there is a problem, he has theft magnet car or valuable stuff stored in his garage and locks it, but his neighbor (you) leaves the other door unlocked, so his stuff might get stolen. Landlord now feels that he has been informed of a possible theft risk, and feels that if he does not take action he may be liable because he was negligent of not taking care of a known problem. So he locks the door on you.
Jeez! Why don't you just lock your damned side of the door? Are you so selfish that you care little whether your neighbor's car or stuff gets stolen?
You won't find any sympathy here. Not from me.
The ideal solution would for everybody to get garage door openers. I can't blame the landlord for not wanting to foot the bill.
But is it really legal? My law degree is worth the paper it isn't printed on. Go get legal advice if you really want to know.
Or better, get counseling and find out why you care so little about your fellow man.

Please cite your legal grounds where landlord is required to modify premises to accommodate lazy tenant.
Note that complaining tenant knew at time of renting that garage spaces were not separated.
Are you talking about locking the garage door - the one you drive the car through? Or a entry door for walking into the garage?
If you are speaking of the car door, does it have a garage door opener? If so, that is sufficient locking, If it is a walk in door, then I can't see any reason not to lock it as you have been asked.

Since when is One Tenant Responsible for another tenants things! LL going to Inc Garages then LL should Fix it where tenant is Only responsible for their stuff.
I don't lock my car & 1/2 the time I even leave the keys in it.... does that mean my Neighbors are responsible if my car gets stolen NO!
IF LL is renting out a 2 car garage to Each Tenant then YES LL is responsible to make sure the Tenant can Lock it or not!
