I would never name the landlord as an additional insured on renter's insurance. I was reading up on that when I was first getting my policy set up last year and everything I read said it's not a good idea.
Some of my leases requires this in the wording. My current lease states nothing about having renters insurance.
Unfortunately for him, because he's in the business of real estate and he is the PM/LL, his intentions need to be crystal clear. That crap wouldn't fly on my end, as a tenant, if I were to send him repair requests that aren't crystal clear.
I am a landlord, but I absolutely agree with this. Assuming the lease isn't any clearer than the email, then you just need to get some form of pet insurance, not specifically liability insurance. Obviously it isn't what they intended but that's their fault for sloppy drafting.
by listing the LL as insured on YOUR pet insurance / Renters insurance you are saveing them money .. the LL is simply avoiding paying Liabilety insurance because your covering from them..
sorry.. not your job ..
yes carry renters insurance and pet insurance but do NOT list the LL..
Well I get why I would need renters insurance. I have it even though my lease doesn't require it. But pet insurance? I just don't understand it. Why would I need to list them on it as an insured party? Pet insurance is to cover for vet bills. If my dog breaks a leg, what's the point in having my LL listed? My LL needs to be clear and concise on what exactly he needs.

Sure. The thing is, my lease doesn't require me to carry renters insurance. At all. I do carry for my own benefit however.

"INTERESTED" party, not additional insured.
In the same way that your mortgage company is an "interested party" for purposes of homeowners insurance.
It sounds like the PM has a tenuous grasp on written communication skills.
You can be a mature adult and pick up the phone and clarify their requirement, OR, you can act the child and get kicked out of the playground when your time is up.

My LL has requested I name him and his PM company as an additional insured party. I pretty much pasted his email, verbatim on the first page. That was the exact email he sent.

Huh. What is your problem? My PM/LL deals ONLY in emails. I could call them everyday and not receive responses. Next time, if you want to reply, please do so in a MATURE manner or don't reply at all. You don't seem like a very nice person and your passive aggressive response is not welcome.
