Hey I'm having an issue with my tenant now being hooked on AirBnB. The apartment where I live, we decided that we would have to keep my own unit (my room) clean, and he could check if it's clean with a 24 hour notice.

Now he's renting one of the rooms for AirBnB and he needs the WHOLE apartment cleaned up and that I step up on my cleaning of the whole apartment. Now, I'm no slob, but I share the apartment with 3 other guys and they make their own messes that they may or may not clean up, and we're all angry that he's pushing us to clean the rest of the apartment (including airbnb's guest mess) because he wants to make a buck off the apartment.

Here's what's interesting

He's a leaser, and we're subleasers. The owner very likely does not know he's using Airbnb to make profit from his apartment and on an offshot (likely but we're not sure), the owner does not know we're subleasing either, but we're not 100% on that one (though we're almost 100% that the owner does not know about airbnb)

Now he wants to "update" our sublease contract, making us sign something that will "update" our responsibilities of cleaning beyond our own units. What can we do to confront him into not signing anything? Essentially, I don't want to clean the Airbnb guys mess because they're paying for cleaning and just do whatever mess knowing they're paying for cleaning anyway. But we're the ones doing the cleaning and not getting anything for it! There's no fairness, he's completely and utterly using us when before he did not care about cleaning outside the unit as long as it was "safe and in good condition sanitary-wise"

And lastly, one of my roommates brought alcohol to the apartment (even though its in our subleasing contract that we're not allowed), the tenant let go at first, but he'd be allowed (and willing) to kick him out of the apartment in case he does not agree with the "update".

Any advice you guys could give to not sign and agree anything outside what was previously agreed, and how to keep my roommate inside? Maybe get in touch with the original owner? Thanks!

The bold part of your story is all that matters.

Advice? Clean, move or be moved via an eviction notice when the owner finds out what's going on.

Your life, your choice.

If you don't want to sign his updates, don't succumb to the pressure. Simply refuse to sign it.

If he's subleasing to you without the landlord's knowledge, that can be a big problem for him. Let him know that (and be prepared to quickly find a new place).

Not quite sure what "keep my roommate inside" means. Kind of creepy though.

Please explain how large this apartment is and how it can accommodate the "tenant", the OP, the 3 roommates and a paying guest through AirBnB?

Go look up, read and understand the rules of Airbnb...

Start looking for a new place to live.

Document, document, document the airbnb.... Go down and find out if he's supposed have a license for renting in airbnb in your city. Move out with 30 days notice, and let him know you expect your FULL SECURITY DEPOSIT. Don't say anything else.

If you dont get your full deposit back, small claims court.... and THEN notify the TRUE LL. Your will want him as a witness and a copy of the lease your main tenant is under.... you could also contact airbnb. Let them know the address and that there are roomatested THAT DO NO AGREE TO THIS.

This is off of airbnb: as no-nos......

offer, as a Host, any Accommodation that you do not yourself own or have permission to make available as a residential or other property through the Airbnb Platform;

It seems to me that you three have the upper hand. Have you considered the three of you renting a different place.
I'd be darned if I would let someone dictate to me how to live like he is in an apartment that I was paying rent for. That's ludicrous.

I wouldn't sign a thing.

He's a tenant, not the owner. Sounds like he's quite the shyster.

Find out who the LL and is and make him/her aware of what his/her tenant is doing.

Who the hell wants to live a new stranger every other week or however often these AirBnB folks show up? That's just crazy in and of itself.
