I'm worried that if he goes to the rental office he'll ruin our chances of us getting the place, even if he moves out

Well that's the problem - I read that and it said if he can establish a family relationship like taking care of my brother or mom then he could get succession rights - My brother had limited use of his hands and was able to use an ipad - he set up some special notifier so if my brother needed him he'd get it instantly...I know this because I visited after work but he left work and was already there then headed back...and I'm worried he has that email or several still - I don't think he could use them in court tho.
Thing is - I don't think he's even aware of succession rights - I'd like to get him out before he finds out - I don't live there but the cable bill is in my name even though he pays it...I made sure of that

I didn't rent it to him, my mom did. He's not subletting - he's renting a room - my Mom rented it to him. I'm her son. This guy isn't as nice as he appears to be - there is something about him I don't like. I'm not looking to get ridiculed I am trying to find a solution - My mom isn't well and she gets worse every day - before she passes I want him out. Again he isn't on the lease, he simply has rented a room from my mom for 4 years. I would have helped my brother myself but he didn't even like me...my hands were tied.

No, he passed away last year after succumbing to ALS
Sorry to hear that. FIL was taken by ALS as well.
It really sounds like you or another family member would have to be living with your mom in order to claim succession.
