Each house was to be transferred to each tenant in some way that was not a burden . They were all long paid for . It drove the bank crazy and enraged my step mother but his wishes were carried out .
NICE. would have love to me this guy and others to follow in his steps.

Your dad sounds like a wonderful person.

Best tenants were the ones who were mindful not to bother other tenants, paid on time or at least communicated with me if there was a problem (usually student financial aid), and let me know when something needed to be repaired before there was damage.

Worst tenant - I'd have to say the welfare mom with the 2 year old -during the recession the owner I worked for freaked out when we all of a sudden had a bunch of vacancies because of people who'd lost their jobs and moved away from the SF Bay Area. The owner told me to lower my standards. I got an applicant who was in an education program for welfare moms and her mother was going to pay the rent. I suggested we deny her, owner said to take her.

Of course, as I figured would happen, pretty much immediately the Baby Daddy moved in without any discussion with me. Knock down drag out fights ensued, other tenants calling the police, etc.

I told all of my good tenants who were being affected that I was working on kicking her out, so to please hang in there. Fortunately, they did.

I felt so sorry for that little girl. But, she also had a habit of stuffing toys down the toilet, also requiring regular plumbing help.

Goes to show, just because your rent is guaranteed every month - doesn't mean you won't have a problem tenant anyway.

She had the nerve to ask for more time to move out. Uh, nope.

She had been living with Mom before moving into our building. And she went back to Mom's. Of course Mom was willing to pay on time every month LOL.

The second worst one was a kind of similar situation, although the original tenant was a great guy with decent career - quiet, no problems, had occasional visitors over for dinner, etc., but no drama. Well, he got involved with a Drama Queen, then moved on to Drama Queen #2, then both Drama Queens were out in the street next to the building screaming and bloodying each other....yep, had to ask him to move out, too.

Some people just need drama. You can't always see it coming - like with the guy above. But, I knew there would be drama with the young woman on welfare living with Mom and her kid.

The cure for all of the above is not only good screening and criteria, but more importantly - a month to month rental agreement, so if some crazy Drama Queen moves in, you can just give them 30 days notice.

WOW thank you all so much . I sort of write novels here and don't mean too but I think the saddest I saw was a 35 ish woman with 3 kids who just wept and so did her children . I asked how she knew dad and thats how I started to find out all about this and who was who . It WAS amazing .

Nothing bad happened everyone still living is in their house .
He'd scaled down from industrial warehouses/ shops and sold most if not all of his apts ( those were so 1920's southern COOL ) Dr.T Berry Brazelton's (sp) mom lived in one. He had a few houses and a couple of industrial shops left.
He died of an aneurysm and was a big man @6'4" and 310lbs and decided against the operation and he and I went on a 9 month journey EVERYWHERE he wanted to go one last time ( THAT was rough ) and loved to play Santa in the historic foundation in the town he loved but I was too colorful for .

I am remarried now and live away- I was living away for YEARS before but came home to see him out of here , but here is his obit . I am glad for you all to meet him in some way . I am Leea in this . My mom's dad started him along this path when he was about 18 and she is listed as Laurine there in the spouses section. She was way out herself and dad built our house for her . My step mom went to Baylor and hated UT and we were all angry she did not include it as that was where he earned his masters.

You don't really want to know about the worst but for one clue, imagine unreported tenant caused broken water line and using plastic bags for a toilet and the back window for disposal.

o hell no.. somebody would gotten a visit with social services, child services, hazmat team, then the swat team.

I have only had one tenant (my current roommate in my condo), who is also a friend/coworker. He's a good tenant. Pays rent on time, generally keeps to himself, is good to hang out with/go out to eat with, etc. Any "bad" things he does are so small that I won't complain about them.

I mostly rent to students. The worst two were 1) a drunk who charged up a bunch of porno films his last couple of days here. and 2) a guy who was selling things at the swap meet and wasn't able to say NO when people wanted to give him things (i.e.dump stuff on him). He left in a hurry leaving 1600# of junk in my back yard. Thank God for security deposits. I had to pay for four dump runs.

It's kind of sad to reflect that my best tenant was the one who let her cat tear up a portion of the carpet. Luckily, that could be repaired and I took the cost out of her deposit.

All the others have been worse. Like the couple who did a lot of stir-fry in a wok. Due to allergic rhinitis, I can't smell anything. So the rancid oil smell that permeated the unit went unnoticed by me. That cost me about $25,000 in market value. They were my last tenants in that unit. The people who bought it only stayed about 18 months. Maybe they were never able to get the smell out.

And then there were the hoarders. I don't have to explain that, everybody's seen the show.

My best tenants are my current ones. The longest has been with me four years shortest just moved in two months ago. In the past I had tenants for 23 years and 1-2 years.

My wires tenants
One completely trashed a house. Some things f it was just wear and tear back t a lot was just. Dint care I just hot in a fight do I'm going to bust something. Add the fact the kids started partying when parents were gone the house went to crap. My fault was trusting them because they were friends. This was my problem tenant, constantly late with rent bounced checks all the time excuses you name it they did it.
This was the tenant that basically made me completely change my way of doing business from deposits, to late fees to a complete change to my lease paperwork and management. Before this I was pretty easygoing, lenient and wasn't much of a stickler. After spending 60,000 dollars to completely redo a rental I have a complete different outlook on who I rent to and how I manage my rentals.


My other bad one was a couple. The chick was completely bat crap crazy. They broke up and he had to get another roommate. Later they bounced checks and took off on me. The roommate stayed got a dog then tried to fight me off on the security deposit.



I've been lucky with 95% of my tenants. But now I have a different style and while before I had a more difficult time saying no, I have absolutely no problem saying no to anything I don't like. There is very little give when it comes to accepting tenants for me now
