We are trying to determine to see if we should join the party. Our friends who have rental properties all tell us to not rent to section 8 tenants because of the high risks. Is this true?

As a general rule? Yes, the risk is high.

Are there sec 8 tenants that end up being great tenants? Yes, but it's very rare.

Not to mention I am 100% sure the neighbors wouldn't be happy when they find out you are renting to section 8.

It's not just the tenants. You have to deal with the housing authority, their unreasonable rules, their sloth, and their unfortunate habit of cutting off your rent check.

You have to be Section 8 to take Section 8.

When I lived in Hawaii I rented my duplex to a Section 8 tenant. It was fine. An intelligent tenant can help you get thru the otherwise onerous inspections. Also they tend to stay put once their funding is approved.

Depends on the jurisdiction. Here, a tenant can't get on the waiting list for a voucher, unless old, disabled or minor children. And then a 2 1/2 year wait. So if they get kicked off the program for serious violations then they are up the creek without a paddle. Other places, the local housing authority doesn't care what they do.

So, it depends. In general, they are better than a lot of low lifes you can end up with.

My friend had 3 buildings he rented to section 8. After each tenant moved out he almost had to rebuild the apartment. No Thanks....

I don't know why you wouldn't listen to your friends who are in "the know"?

You could even google the risks.

Don't worry, we have decided against joining the section 8 party. Just wanted to get opinion from people here.
