The income is good and verifiable for the last 12 months, but the credit is a little short. They left a collection open for 16 months before paying it. Current with a car loan that began last summer, no other credit.

No signed lease, they're young and have been roommate/air bnb so far.

Clean criminal background.

I'm asking for a double deposit which they can't come up with 'til after the 1st. If their income is what they say it is they shouldn't have trouble coming up with the added deposit so I'm puzzled.

I'm on the fence. Any thoughts?

Unmarried couple? Would they qualify independently without the other?

Unmarried couple. He qualifies on income - she does not. He would be named as the primary on the lease but falls short on credit/rental history.

She's not even close to qualifying on her own.

He's on the hook for the lease and she'd be named as an occupant. Unless he's a moron, he'd kick her out and keep his home.

No, unless you are very desperate. Cheaper to wait for a good tenant than deal with a bad tenant.

They only have one collection between them? And that one has been paid? I'd take them if they have good landlord references... except I wouldn't hold a rental vacant until after the first of the year. There are enough tenants around here I'd have a good chance of finding a tenant who could start paying rent as soon as they were approved.

what's zero times a number?

if they were married or somehow had shared interests in keeping a home together, it'd be different. Without a legal tie, they are as good as strangers to each other

The collection was opened in late 2015 and paid in early 2017. They have no landlord reference, they've been renting rooms and couch surfing. They have never had a written lease or even a utility bill. And he is barely old enough to drink - she has at least a year. Young pups.

I am not outright rejecting them, I'm requiring a double deposit which is putting them in a bind.

I pulled down the ad 'til the holidays are behind us. I'll advertise it then, it'll be easier.
