1) Try it from the other direction: people looking for a place.
2) The older your ideal market gets the fewer good choices you'll have and the more personally
reliable they are the more frequently they'll be rotating through before moving into their own home.
You'll end up with either traveling nurses on three month contracts or the best of the grad school students.
Neither of these are bad options but understand it. Plan your lease stop/start dates around their schedules
and block an empty month or two now and then: for you to go away or just to clear your head between.
