live in a 4 apt multi family dwelling, all 4 apts 2BR/ 1Bath; I have been living on 1st FL since 2013; in May 2015 reported landlord to housing authority for no Hot Water; violations were sited, hot water began running more regularly in August.

Now my shower consists daily of scalding super hot burning steaming water, to ice cold water, fluctuating every 2 minutes, never maintaining constant temp. Hot water heater is 100 gallons capacity for all 4 units, works with separate burner from oil tank burner.

I am a homebound disabled navy veteran and landlord just doesn't care......How much can I sue him for?

Is Tank too small? Does landlord need an entire plumbing overhaul? So I have been living with this plumbing for 5 years and counting.

Need Help and Advise !!!

Sorry for your troubles. I have no direct experience with your situation. That said, the State of CT has to be a resource for you. I presume there is a Housing Authority that can advise you on your rights.

Aaah. A lawsuit. The poor people lottery. Have at it. Your landlord’s insurance will go up and they will raise the rent.

Me? I’d start with the building code for apartments in your city. It may require an anti-scald shower valve. It certainly would for new construction. If HUD is involved, they might have regulations.

This is a pretty common problem with old plumbing the water pressure on the hot and cold water systems vary depending on what is turned on in the building. A thermostat shower valve is the usual work around. The shower valves aren’t that expensive but it could be $$$ in labor.

Ask LL in writing to fix problem. If he doesn't, notify him that you will not renew the lease, and move at end of the lease.

Not a water heater problem it is an old house problem. Building codes don't require updating to new codes as they change so the issue is legal. You could have it replaced yourself which can be expensive or continue to deal with.

Or move.

Where would you get money to hire a lawyer if you live in a slummy apartment?

Next time fill your tub half way so that the cold and hot water become mixed and comfortable, use that to bathe. A LL has no control of when other tenants use the hot water and it runs out. As far as the scalding water it means you have the hot water turned up too high.

My parents' house is like this - run water in any room in the house, and it affects the temperature and pressure in the shower. It was like that when I was kid ("Don't flush until I'm done showering!"), and it's still like that.
