Was that "eviction notice" a pay or quit (1st step in an eviction) or did you actually take step two and file with the housing courts to get a hearing date?


If you started the eviction with the court system, that will show up on the tenant's civil record for other landlords to find. If it was just giving the pay or quit, that doesn't show up anywhere.


Yes, an owner can report late pays to a credit bureau. I haven't done it, so I don't know what the terms are, but when I get a credit report, it shows payments that were 30 days late or more. Possibly, they won't take a "late" that was only a few days late.


If the tenant owes you money or didn't pay for all the damage and cleaning, take him to small claims court and get a judgement against him. If you include his SS in the filing, that judgement will appear on his credit report, no matter what the dollar amount is.


All you can do is to check with the credit reporting agencies and see what information they want.


You can not report directly to one of the three credit bureaus but there are services that will do that for you. Also, I know of one electronic payment processing business that collects rent and files reports with the credit bureaus.



It looks suspiciously like your manager is not doing a good job for you. A manager that will only take the easiest route is not a good property manager.
