Hello everyone, I rent a condo (California) and today suddenly the hot water actually stopped flowing - no water coming out at all on hot side in the whole unit. Water flows on the cold side though - so likely this is a problem with the water heater perhaps? Each unit has their own water heater and I checked with my neighbor and they have hot water running just fine.

We have work to go to (it is essential jobs despite COVID-19) and I've already texted the landlord so I have something in writing but have not received response yet.

What to do in this situation? A quick google search shows "immediate response" for habitual issues in the unit - I was going to call after 30 mins of no response from the text.

Since your unit is rented, it's your landlord's duty to get your hot water running again, but if he's slow and you want to try and check it out, look at the hot water heater, find the drain at the bottom (it will have a faucet-looking valve on it), put a pan underneath it, and try slowly turning the drain to see if there's water running out. It might be plugged with rust - or the whole electric immersion rod inside the tank might have gone out, or rusted out. But if you get any water running out the bottom, see if you can hear water running into the top inlet at the same time. If yes, this means you're getting water to the unit, but the unit isn't working, or the outlet is rusted up.

I actually don't feel comfortable touching anything down there to be honest unless the landlord says to do something. Rather not fiddle with it just to be safe.

How long should I wait for my landlord to get back to me? It has been about 30 mins since I've sent the text - which I'm assuming counts as in writing. I don't have there current address to send a physical letter to, but I do have an e-mail and phone number

Something else is wrong, when a hot water heater stops working, if it's a tank type it will still have warm water until ti's empty if it broke, it it's the on demand type you would get cold water coming out of the water heater and eventually from the tank one too,t he water would not stop as far as I know, it just won't be hot.

Do you know if there is a hot water heater in your condo unit? Usually unless it's an old building each unit would have their own so your neighbor's hot water would have nothing to do with yours if there is one in each unit.

yes I mentioned in the OP that each unit has their own water heater. Building is not that old I would say. The water heater is new though - its only 5 or so years old I believe. It's not a tankless water heater if thats what your implying.

No water at all cold or hot? It might not have anything to do with the water heater itself.

If i expected an immediate reply/response, text is not the way I'd go. I suggest you call and actually speak with someone on an instant basis.

I called about an hour after I texted and no one picked up.

I just got a text back about 20 mins ago.

essential stores close early today so if any parts are needed for a potential repair, this is not looking good as far as showering today or even tomorrow perhaps

It's been 2 and half hours since that text.

What would you guys do at this point? Call a plumber to check myself?

Don't call a plumber. Not sure where you are but call the gas company first. They fixed mine for free in Southern California.
