Hey Everyone, sorry I haven't updated what happened in the end, it has been a VERY busy week. So here's what happened.

I was going to offer her the cash for key's on the next Sat (Aug 22) as many recommended. To make a long story short, she came home late that Friday night (Aug 21) and proceeded to do things she knows would annoy us and keep us up. At that point I changed my mind, went down and asked her if she had a few minutes to talk. She did. I then laid out in detail what was going to happen if she wasn't out before the 30 day notice expired and all the ramifications that would mean for her in the future, and also told her we we're looking into 'Reckless Enlargement' charges and if my attorney thought we had a chance, I was going to go full court press (a 1/2 truth).

She vacated the property the next day and returned my keys and garage door opener when she left. Changed the locks that day and had the garage door opener reprogrammed the following Monday. No $ required on my end (except for the new locks and fee for changing the garage opener codes).

We are elated and are still in 'decompression mode'. Never again will I make the same mistake, it really sucks someone can do this legally, landlords (even though I still don't really consider myself one) should have rights too, not just after the tenant leaves but during as well, esp. if you share the same house.

yeah someone who would do this laughs this off. And if you actually had an attorney worth their salt, they would have sent the email ... which is exactly what she probably thought of that email.

This girl knows what she's doing. How did you a 57 year old man get to be friends with this 37 year old woman who works NINE HOURS A WEEK and expects to live off that?

She was the singer in my band at the time.

lol....yes many variations of that joke, I tell them all the time! But to be clear, she was not and never has been anything but our vocalist. I'm with the same girl I was with when this other person auditioned for the band.

Now, if there is another thread called "band drama" I'm happy to participate. My parent were working musicians and I've been doing the same since I was 11 (yes I got paid to play with my parents band when I was that young), I have a lot of stories about that, too many.

I get it. Although I do not have a musical bone in my body, I first heard that joke many years ago from a roommate of mine who was a musician. Banjo player to be specific. I have a close relative who is also a professional musician who has made a pretty good living over the years.

I suspected you had heard the joke, it just seemed appropriate. Thanks for coming back and updating the thread with the resolution.

Wow, huge lesson learned here. Never do any favors for a friend / tenant like this. It could backfire on you.

You were so kind and she took advantage of you. So sorry to hear this.

And it's crazy that she could become a tenant by CA laws and cause you so much stress.

I'm a jazz musician. The best version of that joke, IMHO, is "What do you call a jazz trombone player without a girlfriend?"

Now, however, you have to use "without a significant other" to avoid offending anyone who might play jazz trombone but isn't a guy.
