Hi there
Yesterday I went to court to begin the eviction process. The tenant who is a dss client, bounced a check in sept, didnt pay the whole amount in oct and didnt pay a dime in Nov.

But anyhow, she said ; i know you are here to make sure you get your money ($1200), so if I moves out on Nov 30th and I pretend to dss that she is still there, I get to keep the check that comes from dss.

Obviously I said no. So it went to the judge and there is an order to vacate on Nov 30th.

Can you believe that she wanted me to commit fraud to help her!!! The judge asked her why she didnt pay, her answer was ; the kids went back to school, and now I have to save for a downpayment on another place and the hols are coming.

Some people just dont get it.

I'm sorry you got stuck with a crappy tenant. This is one reason I'll never rent to low-income. I know there are good low-income tenants out there, but they're fewer and farther between than people who are paying ALL their own way. I would report her to DSS and let them know she asked you to commit fraud with her. Don't just do it verbally, send them a registered letter or something. They should know to keep an eye on her; she is exactly the kind of person who doesn't deserve help.

I have heard (from a podcast called "This American Life") that if you are an optimistic, nice person to begin with... that once you become a landlord you'll become bitter and pessimistic about people. It's really unfortunate that people like your tenant exist and think nothing of screwing someone out of money that is owed. Don't let someone like that alter your view of the world. I think most tenants are pretty normal and trustworthy... but watch out for those who can make you jaded... people can be punks sometimes. I hope your next tenant is better.

Very smart business move on your part, morals aside.

I'm approached on occasion to take money "Under the Table" and often the people doing the approaching are very surprised when I politely decline.

This business is hard enough without adding illegal or fraudulent activity to the mix.

Agreeing to participate in illegal means you have now sold your soul and are now "Bought and paid for".
