I want to see whether my assumptions are reasonable for a rental property.
The property is a 10-yr old 3/2 townhouse in a very nice neighborhood. The price is about $160k and the monthly rent is about $1400.
I'm assuming the annual repair/maintenance expense to be $800 (= 0.5% of the purchase price) and the vacance/credit loss to be $1000 (= 6% of the gross annual rent).
