I'm moving to a new state, and don't want to sign on for longer than a 6-month lease because I'll be new to the area, what if the neighborhood isn't a fit, what if we end up with yucky neighbors or a yucky landlord, and also because I plan to buy a house by the end of the year when the prices have taken a further dive.

I've been keeping my eye on a few nice places on craigslist that are still not rented 2-3 months later. When I talked to the owners or property managers, they say they want a 12-month lease minimum, no negotiating. I understand that its a hassle for the owner to find a new tenant after a shorter lease, but is it really worse than passing up good tenants and making no money on the house?

Depends on the owners goals and financial situation. But generally speaking, it's definitely ideal to hold out for a tenant who will do a 12 month lease as they're likely to make even more of a commitment and possibly stay for years. Much better than renting to someone who has plans to buy a house in 6 months. Short term leases are inconvenient and cause excess wear and tear to the property.

Agreed, it depends on where the owner is sitting financially. Personally I'd hold out, because I'm not carrying mortgages on my properties.

The biggest problem arises because everytime the landlord rents the property out, he/she has to pay real estate commissions if it's listed through a brokerage service.

Turn Overs cost money, time and there is always the uncertainty element...

I'd rather be vacant, ready to rent for several months and wait for my great 5 to 7 year renter...

Long Term renters are like gold in this business...

What about checking with one of the extended stay executive type accommodations?

I know my uncle is a landlord and he says he would rather have folks in there for no matter how long cause of people breaking into the house and using it for a crack house . My uncle rents a 6,9,or 12 month lease whatever the renter wants he also allows big dogs too so that makes a difference as well and he says that if he were to cut the pets lease out he would be short on tenants and if he did not offer a short lease option he would not be able to rent as easy . and my uncle is very easy to get along with . You have to find the right landlord . good luck to you .
