We recently moved out from an apartment. The last day I was given a time for inspection ..because of some work i reached 20 mins late to the apartment. The lady who was supposed to do the inspection was there in the office but refused to do the inspection since i was late. She said she will do the inspection later. After a week I get a call from her saying that the she got the carpet reviewed by a carpet expert agency and they said the carpet is bleached and needs to be replaced.
I was shocked because we just stayed in that aprtment for a year and the carpet we left was in a pretty good condition. I went to her office to talk to her.. but she just refused to listen to me. She said she will send me a letter with the final cost. I requested her if I can arrange for a carpet expert and get a 2nd opinion. But she was very rude and arrogant. Later i came to know that there are 2-3 more residents who moved out recently and where charged heavy amount for the carpet change. I want to dispute the charges but not very sure if I have a strong case ... please advice..

Sounds like a scam. I'd beat her to the punch and send HER a letter, certified return receipt, outlining exactly what you have posted about her refusing to do the walk-through with you because you were 20 minutes late and even though she was on site, and advising that when you receive a copy of the "review" from the "carpet expert agency" you reserve the right to have your own "carpet expert" provide an independent review and will contact her about such an arrangement.

Too bad you didn't take photographs but then why would you have done so as you were expecting a walk-through ...

You may not get anywhere but play her game right back to her and see what happens. Good luck!

Carpet charges after move out seem to be a big problem, for
the simple fact that normal wear and tear are vague to start with,
and easier to get away with if your an LL who tends to lean
towards the unscrupulous.

I'd take her to court, just to expose her, thats the only way to stop
these type of LLs. Enough bad exposure in front of a judge,
they'll start to think twice before ripping ppl off.
