I say semi-hypothetical since this was over two years ago, when we had a short term rental between houses.

When we moved out of our last rental, we were charged for having contact paper in the cabinets. It was there when we moved in, but we didn't note it b/c, well, who would think to note shelf paper (especially when it had been 7 years since your last rental)? The kicker, we knew they were redoing the kitchen in each apartment on turnover. In fact, we drove by a week later and picked up the old cabinets from the yard (with permission of the installers, who said they were just throwing them away) to install in our garage.

Is it just me, or is it complete BS to charge someone a cleaning/damage fee for something that is going to be replaced? They were rehabbing the apartments around the whole complex. We paid slightly less rent b/c we chose to take a building that had not been touched yet. But then they did two in our building during the 6 months we were there, and ours was next on the list. So its not like we damaged the cabinets to the point they had to be replaced.

I didn't fight it though, as we moved in during a reduced deposit special, yet somehow, the deposit they credited us with was the full deposit. So what was returned was actually slightly more than we paid.

Fradulant charge, certainly the contact shelving
paper wasn't why the cabinets were replaced.....

This situation has always made me wonder. We had something somewhat similar when we moved out of our apartment in Vermont. In the lease, it stated all tenants were required to pay for the cleaning of the carpet. We could have it cleaned ourselves, or they could have it cleaned for us. They got a discount with a carpet cleaner, so we let them clean it and charge us for it. It was the only charge taken out of our deposit, and I know they had it done because they provided the receipt for the cleaning of our unit with their check.

Here is the thing: I am pretty darn sure they ripped the carpets out after we moved, and had new carpeting put down. I wondered why we had to pay to have carpets cleaned (and they really did clean them) that were probably ripped out the next day. I thought maybe it was for continuity's sake: it is in everyone's lease, and it isn't necessarily fair to their tenants if some have to pay for carpet cleaning and some don't. But I still feel a little peeved about having to pay to clean carpets that were promptly trashed.

LOL Did you read the last line? We paid a $50 deposit (yes, thats was it!) The charge sheet they sent us was based on a $250 deposit. They sent us a check for over $100. So yeah, I didn't question a thing. But you can bet your <bleep> I would have had we paid the full thing.

Jillaceae - I've lived in several complexes with that policy. Must admit, I found it easier than cleaning the carpets myself. But yeah, I can see that being very frustrating when they replace the carpet anyway.

Okay, so even though they charged you, the security deposit was incorrect, you came away with more than you started. Got it!!
